What if a guest damages something in the property?

After every check-out, we conduct a detailed inspection.

If damage is identified beyond normal wear and tear, we initiate a claim process with the responsible guest for cost reimbursement.

What about routine maintenance?

Non-emergency maintenance is always coordinated with the owner before execution.

In emergency cases — such as leaks or situations that could lead to greater losses — we take immediate action and notify you right after.

Can I reserve my property for personal use?

Yes. Simply inform us in advance so we can block the dates on the calendar.

Approval is subject only to the operational verification of existing confirmed bookings.

Do I need to declare the income received from vacation rentals?

Yes. The earnings must be reported on your Income Tax Return as rental income from an individual.

In which cases is the declaration mandatory?

Filing is mandatory when annual taxable income exceeds R$ 33,888.00.

Even so, we recommend maintaining tax regularity regardless of the amount.

How do I file this declaration?

Monthly calculations can be done through the "Carnê-Leão Web," available on the Brazilian Federal Revenue website.

At the end of the year, the data must be imported into your annual tax return.

Can I deduct expenses?

Yes. It is possible to deduct expenses such as Property Tax (IPTU), HOA fees (condomínio), and necessary maintenance, provided they are properly documented.
